Can I sell a DFW house with foundation problems? Fix it, credit it, or sell as-is

Yes, you can sell a Dallas–Fort Worth house with foundation problems, three ways: repair it and list, list it with a repair credit, or sell it as-is for cash. A typical DFW repair runs $5,000 to $8,500. RESE buys foundation houses as-is, or fronts the repair and lists it, and sends three written numbers within 24 hours: cash, list, and fix-then-list.

Four ways to sell it, side by side

Path What you pay first What the buyer gets When it usually wins
Fix, then list The repair, about $5,000 to $8,500 on a typical job, plus $500 to $1,300 for the engineer’s report and final letter A repaired house, an engineer’s letter and a warranty You have the cash and a few weeks
List with a repair credit An engineer’s report and a bid The bid and a credit at closing You’d rather not front the work
Sell as-is to us for cash Nothing We price in the repair You want no repair, no report and no showings
Fix-then-list with us Nothing up front A repaired house, listed by us You want the list price without fronting the repair

On the fix-then-list path we pay for the repair and get repaid at closing. Cash is always the lowest of our three numbers, and the sheet shows what that trade costs you.

What a DFW repair costs

Foundation companies price slab repairs by the pier. One DFW company’s published 2026 ranges (Stratum):

Item Typical DFW range
Pressed concrete pier $300–$600 each
Steel pier $1,000–$1,500 each
Piers on a typical repair 8–12
Typical total repair $5,000–$8,500
Engineer’s report $300–$800

A second DFW company publishes higher pier prices, $1,000 to $3,500 a pier (FCS), so get more than one bid. Pier-and-beam houses run differently: small fixes often cost $1,800 to $4,500, and a major rebuild $8,000 to $18,000. The full breakdown is in Foundation problems in DFW.

What you still disclose when you sell as-is

Texas requires most sellers of a one-unit home to give the buyer a Seller’s Disclosure Notice (Property Code §5.008), and an as-is sale still comes with it. On the current Texas REALTORS® form, the foundation shows up three times: defects in “Foundation / Slab(s)” (Section 2), “Previous Foundation Repairs” (Section 3), and copies of inspection reports from the last four years (Section 11). Answer what you know. We buy knowing it, and a clear answer makes our number firmer.

What we handle

We buy with the cracks, the doors that stick and whatever the last inspection said. If you have an engineer’s report or repair bids, send them; they make the sheet sharper. If you don’t have them, we’ll price it anyway, and you don’t have to pay for a report to get our cash number.

Questions people ask

Will a cash buyer pay less for a house with foundation problems?

Yes. A cash buyer prices in the repair plus a margin. On our example offer sheet, the cash number is 80% of the repaired value minus repairs. That’s why the sheet also shows what it would list for and what fixing first would net.

Do I need an engineer’s report to sell?

Not to sell to us. To list, it helps a lot: buyers trust a report from someone who doesn’t sell piers more than a contractor’s estimate. Once you have one, the disclosure asks you to share it.

Will buyers walk away from a house with past foundation repairs?

Fewer than you’d think. An answer like “12 pressed concrete piers in 2023, lifetime transferable warranty, engineer’s letter attached” is about as reassuring as a disclosure gets. Check the warranty’s transfer terms before you list, because some expire if they aren’t assigned soon after closing.

If I give a credit, can the buyer still back out?

Yes. A credit doesn’t take away a buyer’s option period. If they paid for one, the TREC resale contract gives them an unrestricted right to terminate during it.

Why do so many DFW houses have foundation problems?

The clay. Much of Dallas and Collin counties sits on Blackland Prairie soils like Houston Black clay, which the Soil Science Society of America says tends to “shrink when dry and swell when wet.” Houses here move a little every year.
