Dallas–Fort Worth · Family-owned · Licensed agents · Cash buyers

Sell it, buy it, or build on it. Every option, with a real number on it.

I'm J.D. Thorne: a licensed Texas agent and a DFW cash buyer, both on purpose, and in Dallas–Fort Worth real estate since 2001. Send me the address and within 24 hours you get two numbers in writing, side by side: what you'd walk away with if I buy it for cash, and what you'd likely net if I list it. You pick. I get paid either way, so I have no reason to steer you.

Here's what the sheet looks like for a real kind of DFW house. Yours comes with your address on it.

Cash is always the lower of the two numbers. That's what you trade for speed and certainty. We put the listing number next to it so you can see exactly what the trade costs.

Example only, not an offer. Title premium uses the Texas Department of Insurance schedule effective March 1, 2026. Example assumptions — J.D. sets these.

How we build each number

Why we're different

Most cash buyers can't list your house. Most agents can't buy it.

I do both, and the license means there's a regulator, a sponsoring broker and a written disclosure behind every offer I make.

FAQ

Questions people actually ask.

Are y'all the "ugly houses" people?

No. We buy pretty ones too. And we'll list the pretty ones if that gets you more.

Will you lowball me?

Cash is always the lower of the two numbers — that's what you're trading for speed and certainty. We put what listing would net right next to it, so you can see exactly what the trade costs.

Do you sell my information?

No. Your address goes to J.D. and nobody else. It says so in the privacy policy, in English.

How fast do you actually respond?

J.D. texts back the same day, usually within the hour. The written sheet with both numbers follows within 24 hours.

Do I have to sign a listing agreement to get the cash number?

No. That's the other guys. You get both numbers first, then decide.

When is listing the better choice?

When the house is in good shape or close to it, you have two or three months, and you can handle showings and a buyer's inspection. That's when the gap between the two numbers is widest. Most cash buyers can't list your house; J.D. can, as your licensed agent.
