Is RESE legit? How to check any cash home buyer, starting with us

Check any cash home buyer the same five ways: look up the license, ask who is actually buying, get proof of funds with the offer, keep the earnest money at a Texas title company, and read the contract for assignment language. Here is what RESE shows you on each one, and where to check it yourself in about ten minutes.

The five checks, and what we show you

Check Why it matters What RESE shows you
A license you can look up A Texas license holder answers to the Texas Real Estate Commission, and has a sponsoring broker J.D. Thorne, Texas real estate sales agent, TREC #0705914, sponsored by Myers Home Buyers LLC, TREC #9005311. Look it up on TREC’s license search.
Who is actually buying Some “buyers” only sign a contract and sell it to someone else When RESE buys, J.D. buys for his own account or through a company he controls, and you get that in writing before any contract (22 TAC §535.144). If we bring in a partner buyer instead, we tell you that in writing too.
Proof of funds with the offer A cash offer without money behind it is a guess A bank statement or lender letter that matches the offer, with the written sheet.
Earnest money at a title company Real money at stake, held by a neutral party you can call The earnest money goes to a Texas title company, named in the contract, and you can call them yourself.
The contract The state’s own form spells out both sides’ rights The Texas Real Estate Commission’s promulgated contract, with no assignment clause unless it is disclosed to you in writing.

Red flags with any cash buyer

HomeLight’s guide to spotting a we-buy-houses scam warns about upfront fees, pressure to sign, verbal-only offers and requests to sign over your title early (HomeLight). The assignment and earnest money flags below are ours. Walk away from any buyer, including us, if you see one:

  • A fee to make an offer or to “process” your house. On our cash path, title, escrow and commission cost you $0.
  • Pressure to sign today. Take the sheet to family, an attorney or another buyer.
  • Only a verbal number. Ours is in writing, with the math shown.
  • “And/or assigns” after the buyer’s name, unexplained. It lets them sell your contract to someone else. Texas law requires written disclosure before that happens (Property Code §5.0205); see cash buyer or wholesaler?
  • Tiny earnest money and an easy exit for the buyer only. That makes walking away free for them and costly for you.
  • A request to sign over the deed before closing. Title moves at closing, at a title company, when you’re paid.

In the Texas Real Estate Commission’s 2022 wholesaling survey, title company professionals said sellers are often unaware they are selling to someone other than the wholesaler they signed with. Dallas–Fort Worth topped the survey’s list of metros where wholesaling deals happened (TREC).

Questions people ask before they call

Is RESE a real company with a real office?

Yes. RESE is at 3420 K Avenue, Plano, TX 75074, and (214) 616-6452 reaches J.D. directly, 8 a.m. to 9 p.m., seven days.

Are you agents or investors?

Both, on purpose. J.D. is a licensed Texas sales agent and also buys houses for his own account. That’s why the sheet can show a cash number and a list number side by side, and why the license comes with a regulator and a written disclosure.

Will you pressure me to take the cash offer?

No. Cash is always the lowest of the three numbers, and the sheet shows what that trade costs. Picking none of them is fine.

Where can I read reviews?

On our reviews page, once sellers post them on Google. It shows only real Google reviews, word for word, with a link to Google. We don’t pay for reviews.

How do I file a complaint against a license holder?

TREC’s Consumer Protection Notice says you can send a complaint against a license holder to TREC, and the complaint form is on TREC’s website. TREC requires license holders to link the notice from their website’s home page. Ours is in the footer.
